And, in the event of a fire, flood or other types of building damage, tenant can rest assured the property owner's home insurance policy will cover repairs to the building.

What is Tenant Insurance?
Tenant Insurance is a type of insurance designed to protect personal property and personal safety of people who live in rental homes.
It can also include safeguards to protect tenants against potential liability claims if they accidentally cause damage or harm to the rental property.
A Simple Case for tenant Insurance
For instance, let's suppose a renter's young child turns on the bathtub faucet before the family leaves for the day. This causes the tub to overflow, damage the bathroom and eventually leak water into the unit below.
The tenant who rents the unit where the child caused the leak would be held responsible for the damages to the building. Suppose they do not have renters liability insurance. In that case, they will have to pay out of pocket to cover the costs of those repairs, which could be a significant amount.
Additionally, suppose water from the overflowing bathtub damages any belongings of the tenant below them. In that case, the child's parents may need to compensate those tenant for replacing the damaged property.
However, if the tenant responsible for the water damage has a comprehensive insurance policy, their insurance company may protect them. They may cover the costs of remediating the water damage and replacing their neighbours' damaged property, saving them thousands of dollars and undue financial hardship.
Reasons for Carrying Rental Insurance
The above-leaking bathtub scenario won't happen to everyone. However, tenant insurance comes in handy in many other, less severe situations.
Common examples of where tenant insurance comes in handy include the following:
Repair or replace property damaged by flood, fire or rodent activity.
Protect valuables and investment assets, such as jewellery or art.
Replacement of belongings in the event of a break-in.

Is Tenant Insurance Required in British Columbia?
In British Columbia, tenant or renters insurance is not mandatory by law.
However, an increasing number of landlords and property management companies in BC require renters to carry tenant insurance as a lease condition. Those who don't can quickly find their property and tenant in financially tricky situations.
Even though it's not mandatory, tenant insurance is a good idea. Renters should prioritize rental insurance premiums as they would other essential monthly living expenses such as their utilities or internet/cable services.
Without rental insurance, tenant are exposed to great financial risk and potential unforeseen losses.

Personal property. This will cover personal property and belongings should they become damaged, destroyed, or stolen from your rental home.

How Much Does Tenant Insurance Cost in BC?
Tenant insurance rates vary from policy to policy for a number of reasons. The best way to determine the price you should pay for a comprehensive plan is to talk to an insurance broker licensed by the Insurance Council of BC with experience in writing renters insurance policies.
What factors affect tenant insurance rates?
Rental or tenant insurance can be tailored to your individual needs and is generally based on the following factors:
Property type. Are you renting a house, apartment, condo, townhouse or rural property?
Value of assets. How much property you own and the amount it's worth will impact your insurance policy price.
The number of occupants. How many people will live with you in your rental home? Are they your dependents or roommates with their own insurance plans?
Liability Coverage Choice. The recommended amount of personal liability coverage varies based on numerous factors; however, it can range anywhere from $500 thousand to several million dollars.
Location. What city and neighbourhood you live in will impact the price of your rental insurance plan.
History of Claims. Renters who have made claims in the past may have to pay higher insurance premiums than those who have never made a claim. Conversely, those with an established history of carrying continuous rental insurance without any claims will likely be offered better rates.
Exposure to Risk. How easily your rental unit and property can be put at risk will factor into your policy price. For instance, a ground-floor apartment with patio door access to a street may have higher premiums than an eighth-floor apartment with biometric security controls in the building's elevator.

ICBC is introducing a new distance-based discount in 2023, as they begin to offer more usage-based insurance. If you drive less than 10,000 kilometers in a year, submit your odometer reading to potentially get a discount on your ICBC optional insurance next year.

ICBC is introducing a new distance-based discount in 2023, as they begin to offer more usage-based insurance. If you drive less than 10,000 kilometers in a year, submit your odometer reading to potentially get a discount on your ICBC optional insurance next year.
About the discount
You may be eligible for the discount if you:
Drive less than 10,000 kilometers per year
Provide two odometer readings a year apart, as proof of your driving distance
Have a 12-month Autoplan policy with ICBC optional coverage
Have a vehicle within an eligible rate class. Although most vehicles are eligible for this discount, some are not, such as motorcycles, motorhomes and collector vehicles. Talk to an Autoplan broker to find out if your vehicle is eligible.
The qualifying period for the distance-based discount starts when you provide the first vehicle odometer reading at your annual renewal or when you purchase a new policy. In a year's time, at your next renewal, the odometer reading will need to be provided again to determine if the vehicle was driven less than 10,000 kilometers during the year.
If you're eligible, a discount ranging between 5 and 15 percent will then be applied to select ICBC optional coverages on your renewed policy. The less you drive, the greater the discount. If you drove your vehicle more than 10,000 kilometers in the prior 12 months, you won't be eligible for a discount (but you won't be charged more for driving more either).
The distance-based discount is different from our existing low-kilometer discount, which is for vehicles driven less than 5,000 kilometers in a year and applied to your Basic insurance and Extended Third Party Liability and Collision coverage, if you have it. If you're already eligible for the low-kilometer discount, you'll likely be eligible for the distance-based discount as well, since they may apply to different coverages and may be higher.
How to submit your odometer reading
No matter how much you expect to drive over your 12-month policy term, you can submit your odometer reading. This means you'll have the first piece of proof on file when the discount comes into effect in 2023, should you drive less than 10,000 kilometers over that period.

When you purchase a new policy
When you renew your policy online, at an Autoplan broker's office or by phone or email
If you were unable to provide the reading when you purchased or renewed your policy, you can submit it online or through your broker any time in your policy term. However, to be eligible for the new discount, proof of your odometer reading must be dated no earlier than seven days before the date you renewed or purchased your current policy and no later than seven days after that same date.
Expanding usage-based insurance at ICBC
Usage-based insurance is vehicle insurance that's priced based on individual driver behaviors. Some of this insurance tracks distances driven, while other usage-based insurance, for example, tracks speed and braking with devices or smartphone apps. This customized approach gives customers more control over their premium costs and has already been implemented in countries around the world, as well as in some Canadian provinces.
We've been hearing from our customers that they're interested in the flexibility provided by usage-based options, like the low-kilometer discount we introduced in 2019. Now, we're working on bringing more of these products and discounts to you in the years ahead, starting with the distance-based discount launching in 2023. We expect that approximately 40 percent of customers with vehicles in eligible rate classes will qualify for this discount.
ICBC's Techpilot project
As part of our research into usage-based insurance, we created the Techpilot project to learn more about using telematics technology to make driving safer. Techpilot recruited drivers with less than five years of driving experience and asked them to drive with a device that provided feedback on their driving behaviors.

Odometer readings and your privacy
Your odometer readings are submitted to ICBC and stored within Canada, in compliance with our Privacy statement.
These readings do not contain any personally identifying information, so providing them does not pose an increased risk to your privacy.
Changes to PST Collection on Private Motor Vehicle Sales in BC
Starting October 1, at the time of registration when Brokers collect the PST, you will need to pay tax on fair market value. This means, if you bought a vehicle for $500 and it's valued at $1200 you'll need an appraisal to prove why, otherwise you'll pay 12% tax on $1200.
Earlier this year, the provincial government announced changes to how the Provincial Sales Tax (PST) will be calculated on motor vehicles purchased through private sales or imported from outside of Canada, effective October 1, 2022.
PST on Vehicles
You must pay PST on vehicles you purchase or lease in B.C., and vehicles you purchase outside B.C. and bring into the province, unless a specific exemption applies. You must pay PST, regardless of whether the vehicle is for personal or business use, even if you are registered for PST.
PST Rates
PST rates apply as set out in the tables below. The PST rate depends on: whether the vehicle is a passenger vehicle, whether the vehicle is a zero-emission vehicle (ZEV) and when it was acquired, the value of the vehicle, and how the vehicle was acquired.
Rates are not affected by whether a vehicle is acquired in B.C. or outside B.C. but within Canada.
Note: Effective February 23, 2022, qualifying used ZEVs are STILL exempt from PST.
Documentation and Payment of PST
If you pay PST to us before registration, when you register the vehicle you will need to provide evidence that the PST was paid. Otherwise, ICBC must collect the PST from you. At the time of registration, you will be required to document the purchase price you paid for the vehicle (or the fair market value of the vehicle in the case of leases and gifts) on the vehicle transfer form. The purchase price is the total consideration accepted by the seller for the vehicle.
The government will regularly review information on the transfer of vehicles to determine that PST was paid correctly. If they are of the opinion the documented purchase price or the documented fair market value of a vehicle does not accurately reflect the fair market value of the vehicle, they may contact you or the seller to request information to support the documented purchase price or value. If you are unable to support the purchase price or fair market value claimed, you may be assessed additional PST on the vehicle.
Exemptions
If you are claiming an exemption, you may be required to provide information or documentation to support your claim. If you do not provide the required information or documentation, ICBC must collect PST from you. Specific information required to prove the exemption is identified in each of the sections below. The government may request additional documentation that supports your claim. If you are unable to provide documentation to show PST was paid or that you are entitled to an exemption, you may be eligible to apply to us for a refund of the PST if you provide the documentation to us.
New Residents
If you are a new resident to B.C. and you bring a vehicle into B.C. on or after February 19, 2014, solely for non-business use, the vehicle is exempt from PST if:
you owned the vehicle for at least 30 days before you became a resident of B.C., and
the vehicle arrives in B.C. within one year of you becoming a resident of the province.
If you became a resident of B.C. on or after March 11, 2019, the one-year deadline is extended to on or before the earlier of:
January 1, 2023, or
one year following the end of the most recent quarantine order made under the Quarantine Act (Canada).
Note: Different rules apply if the vehicle was brought into BC before February 19, 2014.
Documentation
To claim the exemption, you must provide your previous registration from another jurisdiction or bill of sale to show you owned the vehicle for at least 30 days. You may be asked to provide documentation proving the date you became a resident of B.C. (e.g. B.C. medical services plan enrolment).
Gifting Vehicles
Only one gift of a specific vehicle between related individuals is eligible for exemption in a 12-month period. PST will apply to any future gifts of that vehicle within 12 months. The only exception is if a gift vehicle is gifted back from the recipient to the donor.
A related individual is:
a person’s spouse (legally married or living for a continuous period of at least 2 years with another person in a marriage-like relationship), child, grandchild, great grandchild, parent, grandparent, great grandparent, or sibling, the spouse of a person's child, grandchild or great grandchild, or the child, parent, grandparent or great grandparent of a person's spouse.
So How Does it Work?
Example
Vehicle: 2013 Kia Rio
Kilometers: 166,111 km’s
Fair Market Value (generated from Black Book) = $5457
PST Collected at time of Registration = $654.84
Example
Customer purchases 2013 Kia Rio, valued at $5457 but physically paid the seller only $1000 due to various factors such has mechanical issues and exterior damage, the customer will need to obtain an independent appraisal and provide it to the broker at time of registration for proof.
Procedures for registering a vehicle will mostly remain the same, however, some changes are required to align with the Ministry of Finance's new PST rules outlined in this Provincial Sales Tax Notice. More specifically, starting October 1, at the time of registration when Brokers collect the PST, you will need to compare the average wholesale value (Canadian Black Book value) and the declared purchase price value with every PST transaction
For the vast majority of customers, these new rules will not change the amount of PST they are required to pay. In most cases, customers are currently paying PST on the declared purchase price, which is typically greater than the average wholesale value.
In less common situations, where a customer believes the actual value of their vehicle is less than the average wholesale value (due to various factors like excessive wear, damage, or mechanical issues), customers have the option to obtain an independent appraisal.
Transfer Vehicle Ownership
Selling or buying a vehicle? The buyer and the seller of a vehicle need to take these steps to transfer its ownership.
As a Seller or a Buyer, here’s what you need to know…
Steps for the seller
Download a Transfer/Tax Form (APV9T) or pick up a copy from any Autoplan broker. Please note that all four pages must be complete and original signatures are still required.
Remove your license plates from the vehicle you're selling.
Remove your insurance and registration. The insurance and registration are actually two parts of the same document (APV250).
Tear off (carefully please!) the bottom, vehicle registration portion.
Give the registration to the buyer, making sure it has your signature on it.
After you've been paid, fill out and sign the Transfer/Tax Form in full. Each of the four pages must have original signatures.
To complete the transfer, take the registration and Transfer/Tax Form to an Autoplan broker. We strongly recommend going together with the buyer to ensure that the registration transfer is processed in a timely manner and that your name and any insurance and licence products are removed from the vehicle registration record. This is important in avoiding any possible liability claims associated with the future operation of the vehicle by the purchaser. If you cannot visit the Autoplan broker with the buyer, keep the seller's copy (with original signatures from both you and the seller) for your records.
Remember to cancel your insurance or transfer it to a new vehicle.
Steps for the buyer
Get the original vehicle registration, with the owner's signature on it, from the seller.
Fill out and sign in full the purchaser's portion of the Transfer/Tax Form (APV9T) (you can also pick up a copy at any Autoplan broker). Please note that all four pages must be complete and original signatures are still required.
To complete the transfer, take these documents to an Autoplan broker. We strongly recommend going together with the seller.
You can get the vehicle registered, licensed and insured at the broker's at the same time.
10-Day Rule: What does it mean?
Using plates from your old vehicle
You can drive your "new" vehicle using the licence plates from your old one for 10 days from the date of purchase if all of these conditions are met:
The vehicle you're switching plates to is registered in B.C. (or was purchased from a licensed B.C. auto dealer).
You have sold or otherwise disposed of your old vehicle.
Both vehicles are the same type (for example, passenger vehicles).
The licence plates are valid B.C. plates.
During those 10 days, you must carry in your new vehicle
the signed Transfer/Tax Form for your new vehicle,
the original registration from the seller (or, for a new vehicle, the signed and dated bill of sale from a dealer),
the insurance papers for your old vehicle (the insurance must still be valid), and
proof, such as the "seller's" copy of the Transfer/Tax Form, that you sold your old vehicle.
If a vehicle owner has passed away:
Have you lost a loved one who was the registered owner of a vehicle?
Please be aware that it's important to contact an Autoplan broker as soon as you can. Your broker will help you transfer the ownership of the vehicle (or, if you prefer, cancel the policy).
It's also important to cancel their driver's license.
Depending on your situation, here are some of the documents your broker may need to transfer the vehicle's ownership:
The original or a certified copy of each of the documents in our Checklist for Estate Transfers.
A fully completed Transfer/Tax Form (APV9T) (you can also pick up a copy at any Autoplan broker). Please note that all four pages must be complete and original signatures are still required.
The current vehicle registration (usually kept in the glove box).
A valid marriage certificate or a notarized statutory declaration if you are the surviving spouse and want to keep the plate without a decal as a keepsake. (You can get a statutory declaration form from your broker.)

Think of yourself as zeroing in on a target, going from the general to the specific. Consider area (city, suburban neighborhood, country); community (north, south, east, or west side); neighborhood (older and settled or sparkling new; a particular school zone; recreational facilities; and other community services such as transportation, day care, library, stores, entertainment). Ask yourself how many minutes you are willing to commute to work.
Think about home styles. How much space do you need? Does your situation require a one-level home, or are stairs acceptable? Consider size and kind of property. Do you want a newer home, or maybe an older one to fix up? Someday you or your heirs will want to sell. Consider how long you expect to live in this particular home.

Life changes in an instant.
That's what happened to my family. On that terrible night when the war in Ukraine began at 5:00 am on February 24, 2022. When we woke up in the morning, the children had to go to school, and my friend called and said: "The war has started, I do not let children into school, I do not know what to do next." These words led me to shock and stupor, the first thought was true, but what should I do? I clearly understood the need to protect and preserve the lives of my children.
War is a terrible thing, it becomes ruthless both to enemies and to itself. At first you perceive information as if everything is happening in a Hollywood movie but not with you, you live, breathe but no longer control your life, war dictates the rules.
Like most mothers, my instinct for self-preservation worked, but where to take the children to save their lives, to protect them from the darkness that was coming over Ukraine more and more every minute. But the first thing I did was go with my husband to the store and buy products just in case, and then only uncertainty. People ran to the grocery stores and, because of their abilities, bought what they saw.
Where is the safe place now?
When the first explosions took place in Kyiv, our very close relatives left it an hour and a half later, took my mother and all four of them came to us at 12:30. We were already in Vinnytsia region. On the day of the beginning of the war, my aunt Valya was born and on her birthday we greeted her on our doorstep. But they were lucky to be one of the first when it was less or less free on the roads, but it was not so with everyone, Kyiv was crowded, people went where they saw, who had gasoline, he drove to the end, and then just walked on, left the car only the most expensive children and pets.
I tried to call all my relatives and friends and find out how they are alive and how I can help. Truth be told, look at your phone, incoming in 3 days will show who is your true friend. And in fact the list has been greatly reduced. But despite this, you begin to turn to your family, distant relationships become the closest, relatives with whom you have not communicated for a long time today are the most important people in your life. It seems to me that the war has brought family relationships closer to many families, today it is an ode to the small advantages of the war in my eyes.
My nephew and his daughter Sofiyka also lived in Kyiv, and it was not so easy for them to leave. Their life was bustling, good work, new apartment, repairs just finished with the last money, and here is the war, how to go and leave everything to do, father alone (the woman refused the right to call herself mother). They waited until the evening, so the road was much harder and longer, the 4-hour journey stretched for 10. Exhausted and confused, they also came to Ilyinka and came to see us for an hour just to see each other, and Sofiyka had her 5th birthday. All the gifts remained in Kyiv and the princess's holiday cake. I'm ashamed to admit, I didn't know about my birthday, and I saw Sofiyka for the first time, so I wasn't ready and it still upsets me. Family ties are very weak, everyone is obsessed with their problems and their lives, but the war has changed that.
And so two days, two birthdays, one question - how to proceed? Eyes full of tears, shock, cry of the soul, sleepless nights due to constant sirens of anxiety. Dressed children are already asleep in the bathroom the third day is gone.
Dima, another nephew of mine, went to war today. Protect us from death, from an incomprehensible war, and its main causes. Honestly, today I do not understand the reasons for this war. Deep down, of course, yes, but the head does not fit all this - why.
Helicopters fly overhead, sirens sound every two hours, children cry through their sleep and shudder. Territorial defense has been organized in the center of the city, school buses with conscripts are constantly leaving the military registration and enlistment office, and they look like children, their hearts are pounding. At night, a military unit arrived for redeployment, and I had the honor of meeting them remotely. The soldiers who had just been called up from their cozy homes left everything and went to protect us.
The city became not mine, strangers everywhere, many refugees came from cities that were directly under fire, people, children, dogs, everyone was shocked and hopeless. We weren't ready for that at all. There are no bomb shelters, and the basements are not ready for use, and whether they are safe and whether they will get you out of the rubble if the panel house crumbles like a card.
Day after day, the situation heated up, it became known about even more shelling, began to bomb not only airports and shelters, but also the homes of civilians. When children began to die, my heart was broken, for me children are the most important thing and it doesn't matter whose they are. Many acquaintances went abroad, some to relatives, and some just where the eyes saw. Sasha, my husband, made me gather the necessary things and all the willpower in my fist. The decision was made, he will take us to the border, make sure we are safe and return to protect our home.
It seems like just packing backpacks with what your kids need until you come across it. To be honest, I found a memo on the Internet and collected things around the clock. But it is an indescribable pity to leave our native walls, each dent has its own history.
It is harder to leave my mother and aunt Galya - these are the most important people in my life together with Sasha, my husband and children. Sofia is 13 years old, Andriy is 8 years old. Our "Family king spits UA" are three beautiful dogs without which life is not so bright if you do not lick these paws.
We said goodbye to everyone, left the dogs to my mother so that the separation was not so difficult and they were all waiting for us at home. The only thing on my mind is that we will see each other and I can't let go of my arms as I hug her. You can't cry, children are watching and the soul is torn to pieces. My mother was born in 1949, she was a volunteer in the war in Afghanistan, so she knows that something irreparable can happen and supports Sasha's decision to take us to safety.
When they got in the car, they had no idea where to go. The plan was just to the border, and there with God's help. We chose the road through Chernivtsi to Romania, this road is the least congested, the majority of people went to Lviv and then to Poland. There was not enough petrol in one direction, we left.
On the way there was a plan to stay with my cousin for one night and cross the border on foot in the morning. Valery Feodosiyovych met us with a sincere desire to help and a military charter. The plan to stay overnight turned into something else. His words were prophetic: "You didn't just come here, it had to happen in your life."
Now we are visiting and I am 34, again a birthday and a war in parallel. And I'm just reading the news: losses, explosions, deaths, destruction, poverty, food shortages and cold. When I was greeted that day, I felt ashamed that I was alive and had something to eat, and other people didn't. I was afraid to feel happy.
Against the background of great stress, we all got sick on the way, the children had a high temperature, and on arrival Sasha and I had a temperature of 40, lack of sense of reality and such a heavy weight. This delayed our departure, I think fate intervened. I don't remember those days well, everything was in a fog. Nobody canceled my mother's work, breakfast, lunch, dinner…
Valery Feodosiyovych, he left us until the end of the war, we had no resistance. Everyone believed that the war would end one of these days. The days went by and the situation only heated up first Bucha then Mariupol and a huge number of losses. Dead soldiers began to be brought to Ilyinka to say goodbye and bury them with honor. These were people I knew who lived nearby. A son and son-in-law were brought to the same family, an indescribable loss. Eternal memory to the HEROES.
After Dima went to war, my day begins with a message to him, although I do not know how to write correctly, which words will be successful, and when I see that he at least looked - it gives me hope that he will return alive because home he is waiting for a beautiful daughter who is 10 months old Anna and a loving wife and we are his family.
Friends and their children traveled to different countries in the Czech Republic, Poland, Italy, Finland and Germany. But I did not feel that I was dear there, I was looking for my way. The news reads that Canada invites, simplifies entry rules for Ukrainians, and most importantly gives permission to work, not refugee status. For me, this was the most important reason for choosing a country. I want to work to provide for my children.
Sasha found out the site and filled out the questionnaires for us, I was shocked at the time, I still couldn't believe it, so far from home. She began to study new information and rules. She found the Ukraine-Canada groups on Facebook, but after reading the posts of Ukrainians she was even more shocked. Everyone writes that you do not need to come here, it is very difficult, you will not find a job without perfect knowledge of the language, you will not feed the family for the pennies you will earn, especially a woman with children, there are no options, stay at home, you have no way here . Although at the same time I see that the whole world is for Ukraine, holding rallies and fairs in support of the military.
Almost all nations support us, want to help, and it gives me a bright hope that there will be a way out for my family. In Ukraine, meanwhile, Russia is dropping phosphorus bombs in the east, seizing nuclear reactors at Chernobyl, and preventing the extinguishing of fires in Zaporizhia at a nuclear power plant. And before you again is the question of whether to stay with children in Ukraine or move on.
I received an email in the mail, my application is being considered for biometric data, I am terribly confused with the children alone to go on such a long journey. But my friend Olga always repeats one phrase: "you can master the road by walking." Accidentally found a link to the site "I can help" it gave me hope.
My friend Luda and her daughter Masha also decided to change their lives with me and decided to change their lives, we decided to go this way together.
On March 19, 2022, at 11:32, I wrote to Annie-Maria Smith. It changed my life.
I believed that there are still good people in the world who selflessly and without condemnation want to help, support with words and inspire hope in my heart. It seems to me that after our acquaintance miracles began to happen every day. We went through biometrics in Moldova with Luda, despite the fact that the temperature in the yard was sub-zero and we stood in line from 2:45 am to 4:10 am, but we were happy to do so. This was the second important step before meeting Anna-Maria. And with each passing day, these steps became more and more, and on my way began to meet more and more good people. No wonder they say: "good attracts good" is really true. After submitting the biometric data, you need to go to Moldova twice more and hand in and then pick up your visa passports in a week. The work was almost done, to go for a passport tomorrow, and how to get there, thousands of kilometers ahead.
Go to Facebook in the morning, and there is the first message: "I saw in another group there are three free tickets to Vancouver, maybe someone will be lucky." I have square eyes, my hands are shaking but I am writing. I turned to the administrator of the group Natalia Maczka, an incredible woman, she answered very quickly and accepted my request. Her eyes were full of tears of joy and I felt that she had taken on my burden. A low bow for the good people do for strangers. She didn't ask for anything, she just did the job she could, and she knows how to do it perfectly. Bring together people who need help and people who want to help. I flew once many years ago and children who will see for the first time a live plane, three backpacks and two small suitcases. We did not know what lay ahead.
I received my passport with visas on Wednesday, departure from Rome to Vancouver on Tuesday, and I still need to get there from Ukraine. Natalia found a way out of the situation. Tickets from Romania to Rome were bought by the sensitive and friendly Lana Mariya, she took care of us throughout the trip, thank you very much.
The route is paved, the goal is to protect children from war. It doesn't matter how hard it will be and how much it will cost.

Sunday 10:00 am 17.04.2022 departure Chernivtsi - Suceava Romania.
Carriers from Chernivtsi brought us to the border, we crossed the border on foot, the welcoming party was very friendly, which surprised us very much. Many police and all coordinate refugees from Ukraine, volunteers. We were taken to a carrier who was already waiting for us to take us to the train station. He helped to buy tickets to Cluj-Napoca, tickets for Ukrainians are free, it was very nice. Andrew was delighted - it was the first train journey in his life. But he will have a lot ahead of him for the first time. We were fed by volunteers in Suceava and Cluj-Napoca upon arrival. At 01:00 we took a taxi to a small hotel near the airport. It was a clean bright room where we spent a night and a half waiting for our plane.

We arrived in Rome very quickly, the children had a good flight. Thanks to the impeccable work of Natalia, our coordinator. We were already greeted by a family of Italians who hospitably invited us to spend the night and pick them up from the airport. We are very grateful to Alessandro and his wife for the warm welcome, invaluable help and pleasant conversation over dinner.

New impressions and new acquaintances again. We were approached by a man with a good smile and a whole suitcase of gifts Peter Denys, our Superman! And it really is. He came to Rome from Quebec for us, accompanied and supported us, helped me every minute, and the road was no longer so terrible when there was a man nearby who was oriented in everything.
Toronto, migration service, long waits of almost 4 hours, experiences, we are almost late for the last plane to Vancouver, but God is in heaven and protects us, I know for sure, we are on a plane and have a little way to go to the long-awaited meeting.
Wednesday, April 20, 2022 Vancouver, transfer to the island by ferry
Thanks to a large support army, Anna-Maria arranged for a hotel in Vancouver, which was also paid for by good people. I don't know their name, but thank you very much, it was incredibly nice for me and I really needed a rest. But this is not the end of my long story. Jey was waiting for us near the hotel, he took us to the ferry and paid for the tickets to Victoria, another selfless act of kindness.

ICBC’s Autoplan insurance products and services are available through more than 900 independent brokers (like us at Maxxam). ICBC’s driver licensing services are available through approximately 120 different offices, including expressways, Service BC centers and, appointed agency offices throughout B.C. However, in regards to your insurance needs - we’re bias… Maxxam is the best.
How long can you use your out of country or province driver's license?
If you are now a new resident of B.C., you can use your valid driver's license from another province or country for up to 90 days. If you're a tourist, you can drive in B.C. for up to six months as long as you have a valid driver's license from outside B.C.
Non-resident drivers, such as tourists and short-term workers, are able to drive in B.C. using their valid out-of-province driver's license for up to six months from the date they last entered the province. The six-month time period applies to all non-resident drivers, including those who may also have an international driving permit.
ICBC is unable to issue a driver's license to a non-BC resident. These customers should be directed to their home jurisdiction for any driver licensing needs, such as obtaining a renewal or replacement.

How do you register and insure your vehicle?
If you move here with a vehicle (or if you're a returning B.C. resident), you need to register, license and insure the vehicle within 30 days of arriving. If you're driving a commercial motor vehicle, it must be registered, licensed and insured in B.C. immediately.
Passenger vehicles and most other vehicles will need to pass a mechanical safety inspection at a B.C. designated inspection facility before they can be registered, licensed and insured. These facilities are listed at th.gov.bc.ca/cvse.
When your vehicle has passed the inspection, bring the vehicle, the inspection report and the Vehicle Registration to us to register, license and insure it. You'll need to hand in your out-of-province plates (or send them back to your province). Make sure you bring valid primary ID and one piece of secondary ID. Go to icbc.com/accepted-ID to confirm acceptable ID.
If you're bringing a vehicle to B.C. from Alberta, Saskatchewan, or Manitoba… YOU MAY QUALIFY FOR AN EXEMPTION FROM A PROVINCIAL INSPECTION.
The vehicle owner must be:
a new or returning to B.C. resident, and
the same owner(s) in the previous jurisdiction making the application for registration in B.C.
The vehicle must have:
been registered in Alberta, Saskatchewan or Manitoba immediately prior to being imported to B.C. and
privately owned or leased by an individual(s) and not a company.
Any of the following vehicle must be 3,500 kg or less:
passenger vehicle
commercial vehicle or
motorhome
The model year of the vehicle must be either:
four years old (current year inclusive) or less; for example in 2018, vehicle model released in 2018 (year 1), 2017 (year 2), 2016 (year 3), 2015 (year 4), or
five years old or more and must have passed a provincial vehicle safety inspection in the previous jurisdiction within the last 90 days.
Vehicles not eligible for this exemption:
Vehicles with a salvage, rebuilt, or altered status on the Interprovincial Record Exchange or supporting documents
Vehicles owned or leased by a company or organization.

Do you need to pay tax when you register?
When you register your vehicle you will need to complete a Transfer/Tax form (APV9T) which is available at any Autoplan broker. Provincial sales tax (PST @ 12%) is payable at the time of registration, unless an exemption applies. If you are a new resident to B.C. and you bring a vehicle into the province solely for non-business use, the vehicle is exempt from PST provided that:
the vehicle arrives in B.C. within one year of you becoming a resident of the province, and
you owned the vehicle for at least 30 days before you became a resident of B.C.
Customers who don't qualify for the settler's effects exemption must pay PST on either
the vehicle's depreciated value, or
50 per cent of its purchase price whichever amount is greater.
UNLESS, you have a hybrid or fully-electric vehicle. No tax is collected as of Feb. 23rd, 2022 - see our blog post on this here.

Online Renewals and Decal Elimination
You may have heard that ICBC’s expanding their online insurance services. Online Autoplan insurance renewals will be available to most ICBC customers with a personal insurance policy for renewals effective May 1, 2022, onward.
Online Renewals
The government announced that British Columbians will soon have the convenience of renewing their insurance online up to 45-days in advance. This means, some insureds can renew as early as March 17th (for a May 1st effective date).
Decal Elimination
EFFECTIVE MAY 1, 2022.
Now, with the new online renewal system all BC drivers will no longer be required to display a decal. As many of you were probably curious regarding how you were supposed to obtain the decal with renewing online, you don’t need it!
Road Safety
Previously, law enforcement would scan your license plates decal to confirm active insurance. Now that ICBC is no longer issuing decals, law enforcement will remain up-to-date with ICBC’s changes, they will soon receive ALPR (automated license plate reader) to scan for active insurance.
The Broker
Now, this doesn’t totally eliminate the broker. We are still here to assist in the review of your online renewal, questions, concerns, and changes. This new online service is only applicable to renewal transactions; not for transfers, policy changes, or new plates.
Many of you have already taken advantage of ICBC's Insurance Business Continuity Plan (BCP: email and phone process), this feature remains available for brokers to use for the foreseeable future, this process is best to accommodate clientele who want to do business without face-to-face interaction.

BREAKING: Changes to Vehicle Tax Collection
The more reason to purchase electric! Vehicles eligible for the exemption include: battery electric vehicles, hydrogen fuel cell vehicles, and plug-in hybrid electric vehicles. Though, some exclusions apply…
Tax changes on zero emission vehicles – effective Feb. 23, 2022.
The B.C. Government has released tax changes to the purchase and transfer of zero emission vehicles (ZEV). Vehicles that are eligible for the exemption include:
battery electric vehicles,
hydrogen fuel cell vehicles and,
plug-in hybrid electric vehicles.
Effective Feb. 23, the purchase or lease of used zero emission vehicles will be exempt from provincial sales tax (PST). The new tax exemption applies to both private and dealer sales.
EXCLUSIONS:
For private sales, where ICBC collects the PST, the zero emissions vehicle must have 6,000 km or more showing on the vehicle's odometer to be eligible. (Note: the 6,000 km requirement does not apply to sales by GST registrants, such as a dealership, or vehicles imported from outside Canada).
The Government also announced changes to the way the graduated vehicle tax is calculated. Also beginning Feb. 23, the value of new zero emission vehicles are subject to the graduated vehicle tax which has increased to $75,000 from the previous $55,000. This change means new zero emission vehicles valued under $75,000 are not subject to the graduated vehicle tax. Note, the taxable threshold amount of $55,000 will remain in effect for non-ZEV vehicles.
(graduated income tax structure assesses greater tax rates on greater levels of income.)
Now, the change for new zero emission vehicles primarily impacts the B.C. motor vehicle dealers, as they collect the PST at time of purchase in the vast majority of new vehicle sales; however, us Autoplan brokers may need to collect the graduated vehicle tax on new vehicles purchased outside of B.C. If you’re purchasing a vehicle outside of B.C. or are moving to B.C. and have questions regarding tax collection, please give us a call!

It’s August — are you looking to fully take advantage of the rest of the summer and take your motorcycle out for a few rides? Keep in mind that motorcycle riders, like cyclists and skaters, are more vulnerable than drivers on the road. Here are a few road safety tips for you to fully enjoy a safe summer ride!
1. When traffic slows, avoid to be in the center
It is always better to keep to the left or the right of your lane to have a quick escape route in case a trailing vehicle does not stop in time. You need to have a quick exit strategy to prepare for when the traffic suddenly stops.
2. Be seen and protected
To help other drivers see you, it is recommended that you wear reflective clothing and bright colours. To protect yourself in case you fall, you should wear approved garments that are made of leather or Kevlar.
3. Leave yourself wide spaces
Open spaces are like an invisible shield because they help you stay out of drivers’ blind spaces and sudden movements. The more, the better.
4. Check your signals
Get used to checking your signals when approaching intersections if you plan to go straight. Ensure that you don’t send false messages.

How much can you afford?
Affordability rule 1
As a general rule, your monthly housing costs should be no more than 32% of your average gross (before-tax) monthly income. This percentage is known as your gross debt-to-income or gross debt service (GDS) ratio.
Housing costs include:
-Your monthly mortgage payment (principal and interest)
-Property taxes
-Heating expenses
-50% of condo fees (if applicable)
-50% of homeowners association fees (if applicable)
-100% of the site rent for leasehold tenure (if applicable)
Affordability rule 2
As a general rule, your monthly total debt load should be no more than 40% of your average gross (before-tax) monthly income. This percentage is known as your total debt-to-income or total debt service (TDS) ratio. CMHC restricts homebuyers to a 42% TDS ratio to qualify for an insured mortgage.
Your monthly debt load includes:
-Housing costs (amount calculated in rule 1)
-Car loans or leases
-Credit card payments
-Line of credit payments
-Other mortgage payments

Figure out the upfront costs.
□ Down payment — the part of the home price that is paid when you make an offer to purchase
□ Home inspection and appraisal fees
□ Insurance costs — including property insurance, mortgage loan insurance, etc.
□ Land registration fee — based on a percentage of the purchase price of the property
□ Prepaid property taxes and utility bills — you may have to reimburse the seller for bills paid in advance
□ Legal or notary fees
□ Potential repairs or renovations
□ Moving costs
□ GST/HST/QST on the purchase price (for newly built homes) or on the mortgage loan insurance (if applicable)
Step 3: financing your home
If you think you can afford your home based on your calculations, you are ready to meet with your mortgage lender or broker to discuss your financing options and confirm that you are financially prepared to buy a home. They will discuss mortgage terms and interest rates and will explain what your next steps to make sure that you get approved for a mortgage once you find your new home.

Add a weeping tire or foundation drain
A weeping tire is important to household flood prevention because it is used for underground water collection and ensures that your house has proper drainage.

How to Fix a Flat Tire on the Go
You can’t fully enjoy your trip with your favorite people to your favorite places without ensuring that you are fully prepared to handle emergency situations. Here is a life-saving guide on how to fix a tire while you’re on the road.
With the pandemic still in place, one of the safest options to entertain is going on a road trip with your family or friends. Here in British Columbia, we are lucky to be surrounded by beautiful forests, lakes, oceans, and mountains to explore. However, you can’t fully enjoy your trip with your favorite people to your favorite places without ensuring that you are fully prepared to handle emergency situations. Here is a life-saving guide on how to fix a tire while you’re on the road.
First of all, you should double check that you have everything you need to deal with emergency situations on the road before you go. It is recommended that you always keep a plug kit in your trunk. A plug kit can be found in every auto repair shop and many department stores like Canadian Tire. Tire plugs are used temporarily for the tread part of the tire so that you don’t have to change the tire, and they can effectively block punctures that are up tp 1/4 in diameter.
Materials needed:
Air compressor/pump
Floor jack
Jack stands (optional)
Lug wrench
Needle nose pliers
Screwdriver (optional)
Tire plug kit
Step 1: chock the tires at the opposite end of the vehicle before you lift it.
You must have a solid, flat ground under which to operate the floor jack and use the parking brake to keep your vehicle steady while you are using it.
Step 2: unscrew the bolts or lugs.
Use a screwdriver to remove part of the wheel or hubcap that covers the lug nuts or bolts. Loosen the lug nuts or bolts fixing the wheel to the axle before lifting the vehicle. Once they are loosened, they can be easily removed once the vehicle is raised.
Step 3: lift the vehicle.
Use the floor jack to life the vehicle, ensuring that you place it underneath the a solid spot under the chassis. Take your time and, if the jack tilts or the base begins to come off the ground, stop immediately, rearrange the jack, and start over.
Step 4: remove the lug nuts or bolts and the tire.
Store these small objects in a safe space.
Step 5: remove the flat tire.
Take the tire off the axle, find the puncture, and set it aside to be fixed.
Step 6: find the object and remove it.
Locate the culprit causing the puncture and use the needle nose pliers to remove it.
Step 7: clean the puncture.
Use the rasp tool from the plug kit to place inside the puncture, drawing it back and forth many times and from all sides, until the hole is clean and ready for the plug.
Step 8: plug the puncture hole.
The plug kit comes with a long cord covered in a sticky substance like tar, and it might come with adhesive and a threading tool.
Use the threading tool and thread the cord into the eye of the tool to about half way. If the plug kit comes with adhesive, apply it before you thread the cord.
Force the threading tool into the puncture hole with the cord attached to it. Force it straight down without twisting it until it is about 2/3 of the way in with some length of the thread still poking from the hole. Force the threading tool straight back out to set the plug. Let any adhesive dry for a few minutes before continuing.
Step 9: remove the threading tool and cut the plug.
Remove the threading tool after the plug is set, and cut the excess plug until it is about flush with the tire tread. Use more adhesive to cover the plug before you reflate the tire.
Step 10: reflate the tire.
Do not go beyond the pressure specifications and check the tire pressure with a pressure gauge many times to ensure that the tire pressure is proper.
Step 11: Remount the tire on the vehicle.
Set the wheel on the axle, and begin to refit the lug nuts until they are hand tight.
Do not tighten them fully. Lower the vehicle a little for some of the vehicle’s weight to rest on the tire.
Step 12: Tighten the lug nuts fully.
Tighten the lug nuts with the lug wrench or tire iron by tightening one and then the next one directly across from it.
Step 13: Lower the vehicle completely and remove the floor jack.
Check the tightness of each lug nut to make sure that they are secure. Take your car to an auto repair shop as soon as you can to get it repaired.
